Boilers Scotland is a trading name of A N Heating Services Limited. Our website is located at www.boilersscotland.co.uk. We provide fixed-price boiler installation services across Scotland, carried out by Gas Safe registered engineers.

2. Acceptance of Terms
By using our website, submitting a quote request, uploading photographs, or making a deposit payment, you confirm that you have read, understood, and agree to be bound by these Terms & Conditions in full. If you do not agree, you must not use our service.
These terms apply to all customers aged 18 or over who are resident in the United Kingdom. Our services are currently available to properties located in Scotland only.
3. The Quote Process
3.1 Online Fixed-Price Quotes
Our online quotation tool generates a provisional fixed price based on the information you provide about your property, existing system, and chosen boiler package. This provisional price is an estimate only and is subject to photographic review as described in clause 3.2 below.
A quote generated online does not constitute a binding contract. No contract is formed until we have reviewed your uploaded photographs, confirmed the installation is feasible at the quoted price, and you have paid the required deposit.
3.2 Photo Upload and Engineer Review
To confirm your fixed price, you are required to upload photographs of your current boiler, flue outlet, gas meter, existing pipework, and any other areas we request. Photographs are uploaded securely to our platform and stored via Cloudflare R2 (see our Privacy Policy for details on how photos are handled).
Our engineering team will review your photographs within 1–2 working days. Following review, one of the following outcomes will apply:
- Price confirmed: Your provisional quote is confirmed as your fixed price. No additional costs will be charged for standard installation works.
- Price adjustment required: Where photographs reveal non-standard pipework, access difficulties, additional flue runs, or other complications not apparent from your answers, we will contact you with a revised price. You may accept or decline the revised price at no charge.
- Installation not feasible: In rare cases, we may determine that we are unable to carry out the installation safely or at a price that is fair to both parties. We will notify you and issue a full refund of any deposit paid.
3.3 Accuracy of Information
You must provide accurate and complete information when using our quotation tool and uploading photographs. If you provide inaccurate information that causes us to underprice an installation, we reserve the right to provide a revised quote before proceeding. Intentional misrepresentation may result in cancellation of your order without refund of the deposit.
4. Payments and Deposits
4.1 Deposit Requirement
A deposit is required to confirm your booking. The deposit amount will be clearly displayed at checkout prior to payment. Deposits are processed securely through Stripe, a PCI-DSS Level 1 certified payment service provider. We do not store your full card details on our servers.
4.2 Stripe Payment Processing
All payment card transactions are handled by Stripe Payments Europe, Ltd. By submitting a payment, you agree to Stripe's terms of service and privacy policy. Your payment data is transmitted directly to Stripe over encrypted (TLS) connections and is subject to Stripe's security controls.
4.3 Balance Payment
The remaining balance is due on or before the day of installation, unless otherwise agreed in writing. We reserve the right to postpone or cancel an installation where the balance has not been received.
4.4 Price Inclusions
Your confirmed fixed price includes the following as standard, subject to the scope confirmed during photo review:
- Supply and installation of your chosen boiler and flue kit
- Smart thermostat or standard controls (as selected in your quote)
- Standard pipework adjustments
- System flush and installation of a magnetic filter
- Removal and responsible disposal of your old boiler
- Gas Safe certified installation certificate
- Manufacturer warranty registration
Any works outside the agreed scope will be quoted separately and require your written approval before proceeding.
5. Cancellation and Refunds
5.1 Your Right to Cancel
Under the Consumer Contracts (Information, Cancellation and Additional Charges) Regulations 2013, you have the right to cancel your order within 14 days of the date on which the contract is formed (i.e. when your deposit is accepted and your quote is confirmed). To exercise this right, you must notify us in writing at info@boilersscotland.co.uk before the 14-day period expires.
If you request that we begin the installation within the 14-day cancellation period and subsequently cancel, you will be liable for a proportionate payment for the services supplied up to the point of cancellation.
5.2 Cancellation After 14 Days
Cancellations made more than 14 days after the contract is formed but more than 7 days before the scheduled installation date will incur a cancellation fee equal to the deposit amount paid. Cancellations made within 7 days of the scheduled installation date will forfeit the full deposit and may incur additional costs for materials already ordered.
5.3 Our Right to Cancel
We reserve the right to cancel a booking where: (a) the photo review reveals the installation is not feasible; (b) you have provided inaccurate information; (c) access to the property cannot be arranged; or (d) for reasons of safety. In such cases, a full refund of the deposit will be issued within 14 working days.
6. Installation
6.1 Gas Safe Registration
All gas work carried out by Boilers Scotland is performed by engineers who are registered with the Gas Safe Register, the official list of gas engineers legally entitled to work on gas appliances in Great Britain. You may verify the Gas Safe registration of any of our engineers at www.gassaferegister.co.uk.
Following installation, you will be provided with a Gas Safe installation certificate. This document confirms that the work has been completed to the standards required by the Gas Safety (Installation and Use) Regulations 1998.
6.2 Your Responsibilities
You must ensure that: a responsible adult (aged 18 or over) is present at the property throughout the installation; safe and unobstructed access is provided to the boiler location, gas meter, and relevant pipework; and any parking requirements for our engineers' vehicles are accommodated.
Failure to provide adequate access on the agreed installation date may result in a rescheduling fee.
6.3 Timescales
Most standard installations are completed within one working day. Timescales are estimates only. We will not be liable for delays caused by circumstances outside our reasonable control, including but not limited to supply chain issues, adverse weather, or unforeseen property conditions.
7. Warranties
The boiler you purchase will be covered by the manufacturer's warranty, the duration of which varies by brand and model and will be clearly stated in your quote. Manufacturer warranties are subject to the terms and conditions of the relevant manufacturer and may require annual servicing to remain valid.
Our workmanship is guaranteed for 12 months from the date of installation. This guarantee covers defects in the installation work carried out by our engineers and does not cover boiler faults, component failures, or damage caused by third parties, misuse, or failure to service the appliance.
8. Limitation of Liability
Nothing in these terms limits our liability for: death or personal injury caused by our negligence; fraud or fraudulent misrepresentation; or any liability that cannot be excluded or limited under applicable law, including the Consumer Rights Act 2015.
Subject to the above, our total liability to you in connection with any installation or service shall not exceed the total amount paid by you for that installation or service.
We are not liable for any loss of use of your heating system during the period of installation, or for any consequential, indirect, or special losses.
9. Intellectual Property
All content on this website, including text, images, logos, and software, is owned by or licensed to A N Heating Services Limited. You may not reproduce, distribute, or commercially exploit any content without our express written permission.
10. Complaints
If you are dissatisfied with any aspect of our service, please contact us in the first instance at info@boilersscotland.co.uk or call 01236 590941. We aim to acknowledge all complaints within 2 working days and resolve them within 14 working days.
If you remain dissatisfied after our internal complaints process is exhausted, you may refer your complaint to an appropriate alternative dispute resolution (ADR) scheme or seek legal advice. Online dispute resolution is also available via the EU ODR platform at ec.europa.eu/consumers/odr.
11. Governing Law and Jurisdiction
These Terms & Conditions are governed by the laws of Scotland. Any disputes arising from or related to these terms shall be subject to the exclusive jurisdiction of the Scottish courts.

We may update these Terms & Conditions from time to time. The effective date at the top of this page will always reflect the date of the most recent update. Continued use of our website or services following any changes constitutes your acceptance of the revised terms.
